Overview

If you’re a real estate agent, your marketing materials can make the difference between a listing that gets attention and one that gets overlooked. A well-designed property brochure helps you present listings professionally and compellingly.

With the MLS AI brochure feature, you can automatically generate a property brochure directly from your MLS data. There’s no need for design skills. The AI pulls listing details and places them into a professionally designed template, creating a ready-to-share flipbook in seconds.

This feature is currently in Beta. It is still under development, and your feedback helps us improve it and shape future updates.

Requirements

To activate the Beta feature, contact us via live chat. After activation, log out and log back in if the feature does not appear immediately.

Connect your MLS to Flipsnack

Before generating a brochure, you need to connect your MLS account.

Step 1: Access MLS settings

1. Go to the Main dashboard.
2. From the left-side navigation bar, click Settings.
3. Open the MLS - Multiple list services subpage.
4. Click Add new connection.

Step 2: Fill in the connection details

Complete the required fields:

• Access Provider: Select MLS Grid V2 if applicable, or choose Other for a different provider.
• Authentication Type: Select Token.
• Name: Add a name for your connection (for example, the name of your MLS).
• Endpoint / URL: Provided by your MLS.
• Server Token / Bearer Access Token: Provided by your MLS.
  
  

If the connection does not work after entering the details, contact us via live chat and our technical team will assist you.

Click Save changes when finished.

Generate your MLS brochure

Once your MLS is connected, you can generate your brochure.

Step 1: Start the creation process

1. From the Homepage, click the Create button in the app header.
2. Select MLS to the brochure.
   
   

Step 2: Search for a property

1. Use the right dropdown to choose the MLS connection you want to search in.
2. Use the search bar to type a keyword related to the property (for example, the address and number).
3. Use the left dropdown to select a specific MLS field if needed. By default, it is set to Unparsed Address.
4. Use the right dropdown to choose the MLS connection you want to search in.
5. Press Enter and select the desired property from the results.

Click Continue.

After clicking Continue, the AI generates your brochure automatically.

The system selects a template based on the number of details included in the property description. In about a minute, your interactive page-flipping brochure is ready.

Edit and brand your brochure

After the brochure is generated, review the design.

1. Edit content in Design Studio

Click Edit content to open the brochure in Design Studio.

Here you can:

• Modify text and images
• Adjust layout and styling
• Add interactive elements such as links or videos
• Reorder pages

2. Customize the flipbook player

Click Customize preview to open the Customize page. 

Here you can: 

• Change the background color
• Add your logo
• Adjust player appearance
• Enable a Lead form to collect contact details

Share your brochure

When you’re ready to share:

1. Click Share now.
2. Add a Title and Description.
3. Choose the visibility option (Public, Unlisted, Password-locked, or Private).
4. Click Publish.

After publishing, copy the link and share it via:

• Direct link
• Email
• QR code
• Embed on your website

You can also download the brochure for printing if needed.

Why don’t I see the MLS option?
Make sure the Beta feature is activated for your account. Log out and log back in after activation.

What if my MLS connection fails?
Double-check your Endpoint/URL and Server Token. If the issue persists, contact us via live chat.

Can I edit the AI-generated layout?
Yes. Once generated, the brochure is fully editable in Design Studio.

How long will the feature stay in Beta?
The Beta phase is expected to last approximately 3–6 months.

Troubleshooting

The MLS connection does not save
Ensure all required fields are completed correctly and that your MLS credentials are valid.

No properties appear in search results
Verify that you selected the correct MLS connection and search field.

The generated brochure is missing details
The AI uses available MLS data. If information is missing in the listing, you can manually add it in Design Studio.
